How does a person relocate and get a home loan without a job in the place to which they are going?

27 Jun

We want to move to a different state, but are having trouble finding a qualification for a loan because we have no established income there. Is our only option to go and rent until we have jobs, or am I missing some resources…We would have a down payment on a house, but no verifiable income for a month or two. Our credit isn’t terrible, but it isn’t perfect, either…Kind of feel stuck here. Looked into Low Doc loans, but credit needs to be close to perfect. Please let me know if you know something I’ve missed. How do other people do it?

Dumb Question, I know but, If an owner is selling there home, how do they get the equity from it?

25 Jun

I don’t know too much about equity. I know what it is, but I don’t know what happens with it. Is this cash in the owner’s pocket or is it just used for their a new home purchase. Why do people have Home Equity loans?

Why are home loans structure the way they are?

05 Jun

Generally speaking if I could afford to make the payments why can’t I get a loan more like an auto loan for a house. Why are houses so different when it comes to financing. Its still possible to get a house in some areas for 60 to 80k. I could get a loan for a car for 50k and not have to worry about points and 30 yr morgages and all the other jazz, just pay the loan. A house on the other hand gets treated differently, why is that.

We want to refinance our mortgage, but we need to use a ’stated income’ Are they even available anymore?

04 Jun

We refinanced, with cash out, about 9 months ago. We qualified through our Stated Income. We paid off all of our credit cards and outstanding bills and tax issues. The rate is adjustable and very high. Our plan is to stay in this home for approximately 7 more years.

The payment is manageable, and we pay extra toward the principal each month, but we want to refinance and lock in for 30 years at a better rate.

We have well over 50% equity, and will maintain that equity if we refinance.

Problem is, we will only qualify with our ’stated income’. Is a ’stated income’ loan a thing of the past?

I tried to apply for a home loan through lending tree, they said I did not qualify due to requested amount?

23 May

Can I turn them in under Equal Lending Laws? In essence, they are saying because I cannot afford a more expensive house, I cannot have a loan. They did not even consider my credit worthiness or debt ratios.
BTW…I was requesting 80,000 for a primary residence.
Also, if you are answering no, can you tell me the loop hole that get them around denying based upon the amount requested.
I was just going through the pre-qual process…when I said I was only looking at 80k range they said it was too low.

Can two people be put on a home loan if they are not married but related?

21 May

Let me explain what i am trying to ask… My hubby and leave with his uncle we always have and always will, he is hardly ever home due to his work schedule so it is kinda like we live by ourselves (my hubby and I). Our unlce is only home 2 days out of the week, Not that it really matters that we live with him but I wanted to added it. So you can get the whole picture. My question is we are talking about selling this home that we all live in & buying a new one. But my hubby and unlce would like to have both their names on the mortage loan. Is this possible or can it only go in one name since the are not married but they are relatives. I know when you are married you can put both names on a home loan but wasn’t sure about owning a home with a family member. Right now the house that we live in is only in our uncles name.

Will the interest rates fall back to where they were last week or wil they continue to rise?

19 May

Home mortgage rates and equity loans to be more exact. They seem to have gone up almost a full percent in the last week. I thought the fed res was supposed to lower the rate to boost the economy.

A friend of mine owned two homes. Can they sell one and payoff the other without incurring taxes?

19 May

Hi there, a friend of mine owned two homes with mortgages on both. He lived in one home (Primary Residence) and his wife (Works for a non-profit company) goes and works out of city for two days a week and she lives in that second home while she is out of town. Recently, the friend died and his wife wants to sell one house and use the equity to pay-off the mortgage on the other house. Will she have to pay taxes or is there some kind of survivorship/death laws that help a widow out? They live in Ventura County, CA

Thanks!
