What circumstances would qualify a home foreclosure over a Short sale?

What would qualify a home foreclosure to be better than a quick sale?
I have a home with little to no equity: if I short sale I would be required to pay back the difference to the bank. Would It be better for me to just let the house foreclose?

How long after a short sale can you qualify for a home loan?

I was curious, how long after a short sale in the state of Florida can you qualify for a new loan at a reasonable interest rate? My boyfriend has had the short sale, and I have not, and would be a first time home buyer with excellent credit. When do you think we could qualify with his situation?
I know. The spam sucks!!!!!!!!!

short sale and 2 loans (1st and the home equity)?

i got 2 homes and each got 2 loans (1st and the home line of equity).

the townhome needs repair yet i can’t really afford replacing the carpet. the other home is 1bed condo (luxury style with a gate) yet who wants a place like that nowadays…

i’m to pass my grace period to ask 4 banks about ’short sale’. will home line of equity loan let me go with short sale?

will they put my mortg. on ‘hold’ so i don’t have to pay for how long?

what if i can’t have the property sold after how many months allowed?

will i still owe the months i was on ‘hold’ to not pay awhile? any risk i should be aware…?

real estate market is putting me in agony…..

Home Equity Loans on Short Sales gone to collections?

Readers Digest Version: My wife and I purchased a duplex in Kansas to rent out. I lost my job due to a work related injury. We had to short sale our primary home in California and the duplex in Kansas. Once the sales were finished, everything was fine until I received collection calls on the seconds on all three properties. Im confused, how and why can they now attach debt to me even when they were lines of credit on homes that are now sold….HELP

Home currently on MLS (Arizona) for Short Sale; Contacted by “fast home offer.com” – Legit Company?

My home is currently on the Arizona MLS and last night I was contacted by “fast home offer.com” or fasthomeoffer.com
The gentleman stated that he wants to make an offer on our home and asked me questions like what is it listed for, do we have tenants currently in there, do the tenants pay their rent on time, is the home in good condition, who our mortgage loans are with (1st and 2nd) and our Realtor’s contact information. He said he was going to call our Realtor and make an offer. I don’t want to get my hopes up and I am wondering if this company is legit? Has anyone experienced this company making an offer on a home for a short sale and if so was their offer decent enough that the banks will accept it? Our FMV of our home is $100,000 right now and it’s been on the market for 70 days.

Rental Property (Arizona), used to live in for 12+ months – Short Sale Reprocussions?

Property in Arizona that I have owned since July of 2006, purchased and occupied for 12 months before moving to the East Coast in July of 2007. I have never been late or missed a payment on my mortgage. I now own a home on the East Coast where I live and have been renting the Arizona home for 3 years. I am $160K upside down in the Arizona Home and come out of pocket $1000+ a month to finish the mortgage, hoa’s, taxes, etc. I currently have the property listed with an agent in an attempt to do a short-sale, but with so many homes on the market it is not getting any offers. My question is, if I am able to complete a short sale will I be responsible for paying taxes on the amount the mortgage company cancels, will I be liable to have the mortgage company come after me for the difference owed since this is a rental property. Please note that the loan is still the original loan from when we lived there, so it’s not a “second property” or a “investment property” loan.
To “the tax lady” –
To make sure I am on the same page and understanding you correctly.
I Purchased for $270,000 07/2006.
I lived in it for 12 months and in 07/2007 converted it to a rental and the FMV at that time was $235,000 (this would be a $35K depreciation that doesn’t count).
From 07/2007 to today my FMV has dropped to approx. $100,000 for a total depreciation while a rental of $135K.
If I am understanding you correctly and I short-sale for $100K, my mortgage company will be taking a loss of $170,000 total and if I minus my $135K depreciation while a rental, this would leave me with $35,000. Are you saying that I would be reporting $35,000 as income on my taxes? I think this is what you are trying to say. Look forward to your feedback and thank you.

P.S. Do you know if the mortgage company can come after me for the difference or do I qualify under the Arizona Anti-Deficency Act?
