What are my options for selling a home in negative equity?

We moved into our new home Dec 2005 in Jax, FL. A few months later, my husband recd a job offer from Microsoft, so we moved to WA. Due to high home prices in Redmond, WA, we decided to rent a place in WA. So far, since May, we have had to pay a mortgage payment and rent payment each month that total aver $4K. After settling from the move, we looked into selling out home in FL. The home builder has now dropped their prices for new construction in that neighborhood. When we moved, the home that we bought for $240K was selling for $280K. Currently, the new homes are $216K. We have been trying to find a renter knowing that we cannot get the entire mortgage payment ($1965), and have dropped our asking rental price down to $1000. Still nothing. It’s a brand new place, nothing’s wrong with it and is in a fabulous location.

What are my options? We can no longer afford to make this mortgage payment and are in serious financial trouble.

To AEN – in case there was any confusion, there is negative equity. We currently owe $242,000 and the current retail is $216,000.

I don’t want to be foreclosed one and have my credit ruined. That’s why I’m researching other alternatives.

What exactly is a short sale?
If the lender okays it, do I just get a normal signature loan for the difference?
Should I get in contact with a mortgage broker, as well?

Dumb Question, I know but, If an owner is selling there home, how do they get the equity from it?

I don’t know too much about equity. I know what it is, but I don’t know what happens with it. Is this cash in the owner’s pocket or is it just used for their a new home purchase. Why do people have Home Equity loans?

Is there any way to pay off credit card debt when I am selling my home and renting? Can’t get home equity loan

I have a new job, am trying to sell my house and am currently renting (new city). I built up credit card debt in the move and want to get it paid off, but can’t get a home equity loan. Should I take my house off the market until I get that loan, or is there a better loan option? I am currently bouncing my debt around to 0% offers.

Mortgage loan total plus home equity loan when selling?

My fiancee (or living companion for 10 years) was given an only one chance if he cheated again. We have a house together and a home equity loan (all in my name) if i decide to sell the house cause the things don’t work out (i must sell the house cause i could not afford the mortgage plus the loan by myself plus all the costs of the house) do i add both of the loans together at the time that i put the house on the market? My house is in mint condition, just remodeled bath and kitchen too and the total that i owe is $180.8k (mortgage and home equity) and houses in my neighborhood are selling for close to 300k. Any recommendations?

Equity when selling your home. Where does it go?

I’m selling my home soon for 25,000 more than I paid for it. Where does the equity go that is built up in my mortgage through the finance company? Is it paid out to me or go to the payoff price of the house? Thanks for your help!

I am selling my home. At closing, am I to receive a check for all of the proceeds?

Do I receive a check for all proceeds, and then pay off my mortgage and home equity loan myself?
Or is my agent going to gather info on my current mortgage lender and home equity loan lender, and send checks directly to them after closing?
We just signed the contract for the offer and acceptance, and closing is to be done by July 31.
Also, should I notify my current lenders ahead of time?

How should I go about selling my current home that I have a mortgage and home equity loan on and go about…..

We want to relocate to my home town to better off my children this would give them a better school district and we would be alot closer to my family, just how do we go about doing this? We have a mortgage on the house we live in now and a home equity loan also, so we need to sell this one and get another home and a new mortgage on a new one. What are the steps to take to do all of this? Please help!!!

When selling a home, is a home equity credit line treated as a second mortgage or is a line a credit ?

Can I sell a home with just a 1st mortgage, collect the equity and continue to pay on my Heloc as if it is a line of credit? or will I have to include it in my home sale (and possibly a short sale)?

Due to Illness we need to sell our home. We are not going thru a Realtor. But in order to pay off the Mortgage and Home Equity Loan, which will clear the title, we need to sell. But in order to sell, we need a clear title. How does this work? How long do we have to vacate once we sell?
