We are headed to ID and are looking at a VA loan for the house. Yes, we are Vet’s. Does anyone know what the current 30 year fixed rate is? How does the loan program work? Info is hard to find on the net- hard to believe.

I’m trying to decide whether to refinance now or to wait and see if rates will drop over the next year. Does anyone have any thoughts about which direction rates will be going? I’ve heard from some people that rates will rise due to the bank closures (which means less supply) and someone else has said that rates are high right now and will be coming down at some point in the next 12 months.

I’ve noticed that the main mortgage websites only quote purchase and refinance rates for homeowners, but I’m looking to invest in real estate right now. Short of calling up individual companies, how can I find and commpare rates for rental/investment property? Also, is the standard requirement 20 or 30% as the downpayment for these properties?
I guess I should clarify that I’m just trying to price things out loosely right now, and am looking for an average rate for a rental property–either a single family or a duplex. And qualifying isn’t a problem for us.

We are refinancing our home and taking equity. We were quoted 5% 15yr fixed rate. Paperwork is in the mail but, now the company states it has gone to 5.5% interest rate. This company states interest has gone up to 7%now and this is the best they can do. Does anyone know the current mtg, interest rate as of july 1, 09. Thanks, Lori

This is puzzling to me considering the economy and people’s need to refinance. You would think that the rates would drop or remain lower in order to encourage more buyers to enter the marketplace. So, why have average rates jumped from 5.75 to 6.50 over the last month? Will they drop back during the spring?
I need an explanation of pros and cons about fixed and variable home loan rates.?

New 30 year mortgage last year, interest rates are 1 percent lower, which reduces my monthly payment. But, there are closing costs – again. We would re-coop the closing costs after 2 years, but what do we save over the term of the loan?
