Do late payments on a school loan hurt my chances of a home loan with a good interest rate?

31 Jul

I am 24 years old and I have paid my college loan late a few times and I am hoping to get a home loan with a descent interest rate, will that still be possible? And what effect do garnishments have on home loans? The garnishment is not home loan related.

What happens when your home loan switches to the adjustable rate?

30 Jul

My home loan goes into an adjustable rate in June of next year. I am wondering what to expect. I currently have a so-so rate… with interest rates dropping or staying the same, what will my adjustable rate do if the market stays like it is now?

Need to Refinance an adjustable rate mortgage with so-so credit?

28 Jul

Hi,

My husband and I bought our home 2 years ago on with an adjustable rate mortgage. The interest rate has now come up and we need to refinance.

The problem is that our credit score is about 600.

Can we get a refinance? Our home is worth about $240K, we have $25K in debt, and we make about $140K per year.
Thanks Bob,

But we really can’t afford the extra costs. Our payment went from $1100 per month to $1680 per month.

What would the rate be for a credit score of 600?

High home loan interest rate issue?

22 Jul

I found a home to buy but becuz I have no proof of income and its hard to verify my interest rate is going to be 11.09%. The loan is for $81,500. Will the rate go down when I refi in 6 months? Or will it take a year to do so? I plan to aggressively pay down the principal. I can contribute $20k in one year being that I’m an entertainer. I really want this 4 bed 2 full bath home. My credit isn’t the greatest, in fact, just below 600. Any feedback is appreciated.

Should I refinance my home from a variable rate to a fix rate?

20 Jul

My home will be paid off in 2017. We purchased it in 1987 with a var rate the worked well for us at that time. My mortgage rate has increased from 687.00 to 892.00 over the past two years. I suspect it will only continue to rise. I owe approxiately 47K @ 6.8%. How can I calulate what my mortgage payment would be if I refinance. Help. The Widow.

Where can I get a good rate on a house loan for a manufactured home?

I would like to refinance our home. It is a manufactured home on a permanent foundation. I am interested in finding a loan with a fixed rate as we have a loan right now with a variable rate that is skyrocketing.

Any lenders that consolidate 5 different Sallie Mae student loans and a fixed rate 30yr loan on my condo?

19 Jul

I would like to consolidate 5 different Sallie Mae student loans and a fixed rate 30yr loan on my condo INTO one 5yr loan. The intention is to get a decent rate and reduce overall interest paid by making larger payments for 60 months.

I’ve ran the numbers and can afford the larger payments. I have more than enough home equity to finance the loan.

A HELOC seems advantageous since the interest rate is fixed and not amortized and would help if I could pay the loan off early. But I’m not sure how high this interest rate would be compared to a typical amortized loan over 60 months.

Does anyone know of a reputable lending institution that would allow this? Or does anyone have any other advice to accelerate these loans (possibly just make additional principal payments and leave the loans as they are??)

I’m finding that many lending houses offer a minimum of 10yr terms.
I did contact Countrywide. They do this type of consolidation, but not as low as 5yr terms. Their lowest tenure is 10yrs. I prefer to get all of this paid off in 5yrs instead of 10.

Can you refinance for a lower interest rate if you don’t have any equity in your home?

12 Jul

Grandparents are old fashioned and don’t let anyone in their financial business. We finally found out that they have refinanced and refinance and filed chapter 13 but didn’t finish (can’t get all the details on that either) but now the mortgage is to high and they want to refinance again with no equity in the home. What option do the have now?

Under which of these 2 scenarios will the interest rate be higher or will it be the same?

04 Jul

I borrow 250k to buy a 500k home.
I own outright a 500k home and want to take out a 250k fixed-rate home equity loan.

Assume in both cases, the loan is a 30-year fixed and all circumstances are equal (fico score, etc).

Can banks adjust your interest rate on a home loan without actually going thru the whole refinance process?

29 Jun

In terms of today’s economy and given all the programs to help people keep their homes, I heard from someone that some banks are just modifying loans with high interest rates, by lowering them to 4 or 5%. Is this true? Is there a program like this avaliable?
This is in the case that someone is near or in foreclosure because of some financial hardship.
