I am not talking about a great interest rate loan, but just baseline, what credit score do I need to qualify for a loan at all? Due to some student loan troubles over the last 12 months, my credit score plummetted into the 500s (from around 700), but I make 6 figures with minimal debt so I’m wondering where I need my credit score to be before I can even consider a mortgage.

I remember that back in the day there was a 100 or 200 mile rule where you can have 2 VA loans, but the homes can’t be close to one another. Is there a new rule for miles.. do you know what that would be? (in Texas)

I’ve been working at the same place for a little over a year, making roughly 2500 a month. My wife is graduating this summer with her masters in teaching so we will be making a lot more soon. We have about 20k saved, but don’t want to use all of it for a down payment probably 15k so we have some covering us. My score is around 790 and hers is close to 750. Can we qualify for 200k? 250k? or should we wait until Jan so I’ll have been employed two years and we’ll be bringing home roughly 5.5k combined a month? We have no debt other than student loans, mine is at 11k and I’m paying 120 a month, hers is still in deferment until she graduates + 6 months, so next January.

What would qualify a home foreclosure to be better than a quick sale?
I have a home with little to no equity: if I short sale I would be required to pay back the difference to the bank. Would It be better for me to just let the house foreclose?
Why was it easy to qualify for home loans when prices were so high but now that they’re low it’s so impossible?

It’s such a scam. I easily qualified for a pricey place a few years ago, and now that prices are so low and people can honestly afford the lower payments, they have made it impossible for people to qualify and all the fat investors are gobbling up everything with cash. Is it a scam or what?
For example I will be going into foreclosure on my condo with a mortgage of over 380K on it and is worth 160K now but I wouldn’t qualify to move into a 160K condo today when that’s what I could afford and not miss payments on, and instead all the investors are picking them up. It makes no sense.

I have a middle score of 637, and my boyfriend has a 577, both with credit cards with high balances so I am sure they will go up a little if we pay them off. He has some collections from a few years ago, one from an apt. I make around 26k a year and he makes about45k a year. He is in the business of building homes and he runs a store that sells the materials needed so he has good friends that would build us a home and give us lots of equity. We are looking to get around 150 to 170k to build. Do you think it is possible, or do you know of any loans that would work?
Yes he has collections owed, and we havent always made this much money. We moved here for his job, and he doesnt actually do the construction. He runs a store similar to home depot and has job security like no other (he will never lose his job.) The credit card debt will be paid off probably this month or next month, thats why I said our scores would probably go up. Thanks for all the replies

I was curious, how long after a short sale in the state of Florida can you qualify for a new loan at a reasonable interest rate? My boyfriend has had the short sale, and I have not, and would be a first time home buyer with excellent credit. When do you think we could qualify with his situation?

How to qualify for a 40 year mortgage?

So, My brother is a truck driver and makes about $40,000 a year after everything is taken out. He makes about 3,200 monthly. He wants to buy a home nearby that he really loved, 3 acres, big house, guest house, its worth $420,000 according to Zillow.com & it’s listed for $270,000 as a short sale.
He was only qualified for $205,000 on a 30 year mortgage. Will it make a big difference if he asks about a 40 year mortgage?
Another thing: My parents really want him to buy the house because we might loose our current one [the bank will not help my parents because they are not behind on any payments] and if my brother buys the house, my parents can take the main house and my brother the guest house and my parents can pay most of the mortgage.
The one we are in now was $259,000 in Jan. of 2006, and now its valued at $116,000.
So what other ways can he qualify for a $270.000 loan?

I got pre qualified for a home loan, my credit and debt to income ratios are good according to my realtor, how often do you see a pre qual that gets denied, I’m just worried becuase I know how today’s economy is, eventhough it’s getting better… I am applying for an FHA loan
I tried to apply for a home loan through lending tree, they said I did not qualify due to requested amount?

Can I turn them in under Equal Lending Laws? In essence, they are saying because I cannot afford a more expensive house, I cannot have a loan. They did not even consider my credit worthiness or debt ratios.
BTW…I was requesting 80,000 for a primary residence.
Also, if you are answering no, can you tell me the loop hole that get them around denying based upon the amount requested.
I was just going through the pre-qual process…when I said I was only looking at 80k range they said it was too low.
