I’m not a first time home buyer. What are the pros and cons of using bank financing versus mortgage company financing to find the most competitive interest rates? This is for a home purchase, not refinance and my credit is excellant.

Supposedly we are being told the bailout is to unclog the system that is clogged up with bad debt.
So my question to you is, if I came before you asking for a home or car loan, and I can prove I have necessary income and my credit history is good, can you write me a loan at reasonable terms?
Because if you can, then why do we need a bailout? The money is obviously still there to lend.

hello my moms house appraises for roughly 80,000 and she owes 35,000 she has been having dificulty finding a company to refinance that amount. most want 45,000 or higher. BUt she wants to take advantage of the low interest rates. If you know of a good and reputable company she could check into id appreciate it thanks.

Can I turn them in under Equal Lending Laws? In essence, they are saying because I cannot afford a more expensive house, I cannot have a loan. They did not even consider my credit worthiness or debt ratios.
BTW…I was requesting 80,000 for a primary residence.
Also, if you are answering no, can you tell me the loop hole that get them around denying based upon the amount requested.
I was just going through the pre-qual process…when I said I was only looking at 80k range they said it was too low.

The over valued home loans deserve major prison sentences IMO. One guy made 4.5 billion is serving 4 yrs. and pays back 2B. He’ll still be a billionaire after prison.
Should the buyers have been more astute about the loans?
If you can afford to buy these foreclosed properties for a song is it ethically wrong? Someone is going to buy them.
In the state of Florida yes 3 men have received prison sentences.

Do people realize that its an error to blame this economic mess on Subprime lending?

The fact is subprime lending was a good idea (helping people with lower fico scores if they had enough income). The dangerous part was the ARM and Option Arm Lending. About 80% of subprime mortgages are good…and still good. This financial mess we’re in was influenced by lax regulation in giving out ARM’s (Adjustable Rate Mortgages).
I find it sad to see the media blame folks with subprime loans for this mess, when the issue is really the ease at which lending institutions gave out ARM loans because they felt home prices would continue to rise forever, and when that didn’t happen and people mortgage payments adjusted and they couldn’t refinance due to lack of equity the whole system crashed and they blame the borrowers. Just despicable.
Anyone have any insight on this situation?
Where should you go to complain or report a horrible service by a home loan lending company?

Along with the constant pressure to sign papers as fast as we can, It also includes hiding valuable information such as:notifying the day of the signing that the extra 10k for the new housing was depleted.
constantly having small mistakes in the contract, etc.?
Basically, we wanna know who to contact about this horrible service that we got with them?… I dont know if it will help to complain to them now, since we dont wanna get screwed some more? and we already signed the paperwork.
