Any lenders that consolidate 5 different Sallie Mae student loans and a fixed rate 30yr loan on my condo?

I would like to consolidate 5 different Sallie Mae student loans and a fixed rate 30yr loan on my condo INTO one 5yr loan. The intention is to get a decent rate and reduce overall interest paid by making larger payments for 60 months.

I’ve ran the numbers and can afford the larger payments. I have more than enough home equity to finance the loan.

A HELOC seems advantageous since the interest rate is fixed and not amortized and would help if I could pay the loan off early. But I’m not sure how high this interest rate would be compared to a typical amortized loan over 60 months.

Does anyone know of a reputable lending institution that would allow this? Or does anyone have any other advice to accelerate these loans (possibly just make additional principal payments and leave the loans as they are??)

I’m finding that many lending houses offer a minimum of 10yr terms.
I did contact Countrywide. They do this type of consolidation, but not as low as 5yr terms. Their lowest tenure is 10yrs. I prefer to get all of this paid off in 5yrs instead of 10.

Using my equity to refinance from an ARM to a fixed rate?

I bought my small southern california home for $760K. I had my agent pull comps that has my home value at $810K. Zillow.com (which I know is just a best guess) has my home listed at $805.

I am 1.5 years into my 5/1 interest only ARM 100% financing and want to refi to a fixed rate loan asap. I owe $760K on the home. My credit score is 910 (Excellent). I want to put 5% ($38K) down on the home when I refinance.

Can I roll my existing equity into the new fixed loan?
(current market value $810K – $760K purchase price = $50K equity in home)

I got a message in my email from http://get-a-home-loan.net and it gave me a quote on a house loan at 4% insterset fixed interest. Which is not suppose to go up ever. I called. lol is this a good deal?

An individual has a $120,000 30 year mortgage at 6% fixed. This individual also has a floating rate Home Equity line of credit for $20,000. The current rate on this loan is 8.5%. Only interest payments are required on the Home Equity line. The individual has an increase in discretionary income of $500 per month. Assuming rates will stay constant, does it make more economic sense to pay down the mortgage or the Home Equity loan first?

I am refinancing my 3 yr. arm mortgage & getting a fixed rate mortgage.?

I am refinancing to a fixed rate mortgage from a 3 yr. ARM. I have $16,825.37 in unpaid deferred interest. A mortgage broker told me this amount can be used either as an income tax deduction or to add to the principle of my new mortgage. I don’t understand the concept of this at all. I would like someone to explain this better.

Obama wants to secure non fixed loans on homes, why? People took the risk.?

Obama called for a Homeowner and Financial Support Act that would provide funds to prevent catastrophic failures in the financial industry and help keep people in their homes.

First of all, Investment banks were all the discussion on the German television. You invest and take the risk.

People, I guess, signed variable rates to interest only loans and were expecting the value of the house to increase some 10-20% in the year are now going to get bailed out.

I used to live in this house but now it’s a rental, I currently have a $32,000 line of credit at an adjustable rate, can I refi and get a good fixed rate or would I pay more because it’s a rental now?

Why are 30 year fixed mortgage rates increasing so much over the past month?

This is puzzling to me considering the economy and people’s need to refinance. You would think that the rates would drop or remain lower in order to encourage more buyers to enter the marketplace. So, why have average rates jumped from 5.75 to 6.50 over the last month? Will they drop back during the spring?
