I am a single mom and my ex-husband messed up my credit. I found a home that I would like to purchase for $520,000. My credit is poor (score is around 450). Are there lenders out there that would give me loan?

well.. my husband and I just recently moved and took a good job. We have been in college for the last four years, so for the past two years we have made 7,000-15,000 for the whole year. Right now we make about 45,000 a year, which seems low, but not in our profession. I am just wondering if our low past incomes will affect getting a loan. Our credit score is around 720 and we do have about $2300 credit card debt and a car payment but that will be paid off in 2 months. We are looking to buy a small home for around $110,000 because rent is so high here that we could own for the same amount of money we could rent. Will our poor previous income hurt our chances, or our credit card debt? Could we even get approved for a loan. We are first time home buyers if this helps.

I’m interested in buying an invesment property but the home needs a little work. I’d like to get a Home Equity Loan to cover some of the renovation costs. Something they don’t normally tell you when you are online looking for a home and when you think it looks like your dream home your hopes are let down because the agent says nope sorry not an FHA approved home so on the other hand that cancels out the fact I could use my VA loan. I don’t want a conventional loan because even though I can aford the 20 percent max down payment I would much rather use an FHA loan considering its less then a 100k loan I am asking for, better yet to build myself more equity in the mean time. So does anyone know a good site to enter an MLS and it will let you know whether or not the property is FHA approved?

So here’s our situation:
My husband and I have relocated to another state in the last year and he has had a career change. We have a house in another state (we are renting out) that is in my name and has a FHA loan. We have never been late w/ a mortgage (4years) payment and maybe 2 credit card payments in the last 5 years. Now, we want to buy something in the $185,000-220,00 range where we have relocated, in my Husbands name. His credit score is about a 650-700, he has $1,000.00 or Less in credit card debt and we are both on a home equity loan for about $10,000.
Now employment: He has had a steady job for the past 8yrs, before he changed jobs he made about 33K for 2006, and in 2007 he changed jobs and with all the training he went down to 24K . Now that he has finished training and has experience he should be making close to 50K or more in 2008. We don’t have much in savings, but could recieve a gift from family if it would help us get approved. What are your thoughts?

I was wondering if I would be able to get approved for a loan for a manufactured home around $40,000. My wife and I are wanting to get a double wide and put it on some land that my family owns. I don’t have great credit. We went through a foreclosure about a year ago, so I was wondering if we would be able to get approved for a double wide. We also don’t have any land in our name, so we wouldn’t be able to put that up. We are planning on trying to save about 20% to put down on the home. Do you think we’ll be able to get approved?

I was told it was easier to get a home loan approved if I used my VA, because the government would back a part of the loan in case it foreclosed so lenders are are willing to lend to someone who uses VA. Also, I was told VA accepts a larger dept to income ratio than the other financing. Are these both true?

I would like to purchase a fairly cheap townhome (only 115k). Would it be possible to get approved for a home loan (100% financing). If it is any help, even though my score is low, it’s actually on a steady climb upward -from a 540 a year ago.

I’ve been employed at the same business for 3 years, I make decent money and this would be my first home purchase. Will I get approved, you think?
I didn’t say I didn’t want to put anything down. I just wanted to know how likely will it be to be approved for 100%. I have only 8k set aside for downpayment and closing so I don’t know what they will ask for each.

Need Help! I applied for an Equity loan, had score 685 and equity. Made payments way before due date not past due date. I drive for a living…me and fiance were splitting up and needed this loan BAD to pay off my truck. The note was $626.00 a month, house $685.00 electric $165.00 and so on. I was told I had been approved and qualified for. When the Lenders (credit card co.) found out I want to pay off truck to get the title they declined me.

Tell me if I’m wrong? That would’ve put $565.00 back in my pocket each month to pay bills. If you got hurt and can’t work you can catch up on credit cards but NOT YOUR TRUCK. They will come GET IT!!! Then YOU LOOSE EVERTHING! Open your eyes everyone! Watched what’s going on and NOT CSI. Don’t be led to the PASTURES!!!

I know that my three scores are 582 / 636 / and the last one im not sure of because Experian was down today – do you think that I will get approved for a loan of roughly $250 k I am self employed and grossed 104k. My accountant was able to get my adjusted net income down to $72 k……….please help.

I traded in my car a few weeks before my loan was pre approved. My car note went up 90.00 making my debt to ratio 22/46 . Credit score is 630..will FHA deny me because of this or will they give me options before not approving the loan.

Have tried FHA, and other avenues, to no avail. Have tried cleaning up credit, but it hasn’t helped much. High rent I am paying makes it hard to pay other bills on time. Trying to buy and hopefully lower my monthly payment. Any advice would be greatly appreciated.
