How soon after Ch.7 Bankruptcy discharge can I apply for a home equity loan and get approved?
I was wondering how soon I could apply for a home equity loan and get approved. My Ch. 7 Bankruptcy got discharged in June 2009 so it has been a year. I’m just wondering because I’m sure the laws keep changing. I was told the day after it gets discharged and then I was told two years after discharge. So, someone who actually knows please help?
Declined for a home loan (refinancing) after we were already approved.?
We applied to refinance our house since we have so much equity in our home and we were approved the next day. We paid the mortgage company $430.00 to come and do an appraisal. The money came out of our account that very day, but we didn’t hear anything from an appraiser (Who was supposed to call and set up an appointment). Two days later, the mortgage company called back and said that the underwriters are now not going to approve the loan and they are going to refund our money. Has this ever happened to anyone and can they change their minds like that? We have not missed any payments and our credit it high 600s and low 700s depending on where our scores are pulled. They obviously blamed it on the economy, but it doesn’t seem right.

well.. my husband and I just recently moved and took a good job. We have been in college for the last four years, so for the past two years we have made 7,000-15,000 for the whole year. Right now we make about 45,000 a year, which seems low, but not in our profession. I am just wondering if our low past incomes will affect getting a loan. Our credit score is around 720 and we do have about $2300 credit card debt and a car payment but that will be paid off in 2 months. We are looking to buy a small home for around $110,000 because rent is so high here that we could own for the same amount of money we could rent. Will our poor previous income hurt our chances, or our credit card debt? Could we even get approved for a loan. We are first time home buyers if this helps.

Something they don’t normally tell you when you are online looking for a home and when you think it looks like your dream home your hopes are let down because the agent says nope sorry not an FHA approved home so on the other hand that cancels out the fact I could use my VA loan. I don’t want a conventional loan because even though I can aford the 20 percent max down payment I would much rather use an FHA loan considering its less then a 100k loan I am asking for, better yet to build myself more equity in the mean time. So does anyone know a good site to enter an MLS and it will let you know whether or not the property is FHA approved?

Would we get approved for FHA?
So here’s our situation:
My husband and I have relocated to another state in the last year and he has had a career change. We have a house in another state (we are renting out) that is in my name and has a FHA loan. We have never been late w/ a mortgage (4years) payment and maybe 2 credit card payments in the last 5 years. Now, we want to buy something in the $185,000-220,00 range where we have relocated, in my Husbands name. His credit score is about a 650-700, he has $1,000.00 or Less in credit card debt and we are both on a home equity loan for about $10,000.
Now employment: He has had a steady job for the past 8yrs, before he changed jobs he made about 33K for 2006, and in 2007 he changed jobs and with all the training he went down to 24K . Now that he has finished training and has experience he should be making close to 50K or more in 2008. We don’t have much in savings, but could recieve a gift from family if it would help us get approved. What are your thoughts?

I was wondering if I would be able to get approved for a loan for a manufactured home around $40,000. My wife and I are wanting to get a double wide and put it on some land that my family owns. I don’t have great credit. We went through a foreclosure about a year ago, so I was wondering if we would be able to get approved for a double wide. We also don’t have any land in our name, so we wouldn’t be able to put that up. We are planning on trying to save about 20% to put down on the home. Do you think we’ll be able to get approved?

Is it easier to get a home loan approved using VA instead of FHA or conventional?
I was told it was easier to get a home loan approved if I used my VA, because the government would back a part of the loan in case it foreclosed so lenders are are willing to lend to someone who uses VA. Also, I was told VA accepts a larger dept to income ratio than the other financing. Are these both true?

Thanks for the info so far. I may not be able to use FHA because I’m buying into a different state (from where I reside) and I’m not sure if the townhome community is FHA approved. Also, this is a home that I will be having built (the community is fairly new).
If I’m pre approved for a home loan does that mean that i get the loan?
So I got pre approved for a home loan and put in an offer on a house which was accepted. Can the bank who pre approved me still back out of the deal? or can i relax and wait for the closing date?
