just think about if the mortgage companies would allow homeowners to extend their loans out an extra 10 years imagine how much lower a $100,000 -$800,000 monthly payments would be and how much that would help the home owner and avoid foreclosures almost every year. imagine the money that would be saved and by the way how much does it really cost to build those home and how much is the profit; or is the profit part of the problem. just start making home loans 40 year terms instead of 30 year terms and auto loans 7 year terms instead of 5 year terms
…what about a overhall of economics to stop such much interest in the home loans and hold the car builders responsible so that they make cars last up to 7 years and stop making sooooo much profit…gosh…

I am trying to purchase a house, and my loan lender is lying and not doing his job to proceed to closing. I try to call him and no response or phone call back from him. I wrote him a email asking him what is going on, and he pretty much said I call him and his processor to much. Can I switch loan lenders? Or am I to far into the deal?

A home loan with less than 20% down requires PMI (Private Mortgage Insurance). Since most “sub-prime” mortgages would require PMI, why are banks losing so much money on these loans? Shouldn’t it be the insurance companies that lose the money?

I’m a first time buyer and am trying to get qualified for a home loan. I’m scared that if i go to the wrong banks they’ll just keep runing my credit and lower my score so i want to go to one bank and run it only once hopefully. I have a 689 and am waiting to get it to at least 700.

I do own my own home but am still paying off my mortgage. My son needs more money for college and we’ve tapped out on student loans and my credit cards are all maxed. I was wondering what I could do and thought that a home equity loan with bad credit might be an option. I don’t know if it’s a good idea though.

My ex has the house. The only collaterol I have is some IRA’s that have double the value as my debt.

What alternatives are out there? What do you suggest?
I have great credit, pay on time, not behind. I am wanting to get a home within a year, but will not be able with such a large debt. This monkey on my back is stifiling.

I just bought a home here in Arizona for $110,000.00. My husband and I replaced the carpeting in the house with high quality porcelain tile, the entire support under the house was once wood, which many know is a termite risk, and had it replaced with concrete, the lower half of the siding on the house was fiberglass, it is now concrete board siding, we have repainted the entire interior of the home to a soft white, when it was pink and yellow. And all the appliances are brand new and totally updated. We have only lived here 6 months and about 2 years ago, the house appraised at $88,000.00. I am trying to get an equity loan, and this home needs to appraise at $102,000 or more. Do you think it will?

I have bad credit and bought a rundown property and fixed it up over time. I used my own money in financing the purchase of the property and have no mortgage. My loan is fixed rate, my monthly payment is fairly low, and I put down a large downpayment. But it was my first home, and I find myself wondering if I had a “bad risk” loan or a normal home loan, after hearing constant talk about “the subprime lending debacle”. I am submitting this question on behalf of my friend, whose wife has take loan from B of A to buy a house 1 and half year back and now she sent a letter to modify her loan. Because there have been several changes to her financial situation which are making her mortgage payment difficult. If nothing is done to change her present loan, she will eventually default. Originally she had intended to make payments towards the principal on her loan, but due to her current income she is paying interest-only and having to pull money from an account that was supposed to be for retirement just to meet living expenses. Despite paying for 1 ½ years and putting in a $30,000 down payment she had no equity. She is paying interest-only because she can’t afford her house. If it was possible she would sell the house and move into something more affordable, but in this market a sale would not bring what she owe on the house.

The Bank did not respond to her letter. Is there any thing her husband can do in this regard? Bank do not attend her husband call because this loan is taken by his wife. Is there any modification plan or short sale, they can qualify and how. Is there any legal Loan Modification agency in Arizona, who can help them to modify the loan. Your positive answer will be greatly appreciated and it will also help those who are in similar situation. Thank you.

I have a home loan with IndyMac bank since summer of last year. The interest rate is 6.5%. My credit is good, mid 750s. I was wondering if banks (if you have this particular bank your info would be appreciated) refinance with their own current customers, and what the fees might be to do this.
And I want to refinance strictly for abetter interest rate. I have only paid off a few thousand of the loan, and I put zero down.

A couple of years ago I tapped into the equity of my home to the tune of 30,000. Rates remain ok, as they are a couple of points above prime, but i feel as if I am sitting on a time bomb. I am not in the best position to refinanace the house because of the decreased value. How can I transfer that debt to something with a locked interest rate while i pay it down?
